Stamp Duty Land Tax (SDLT) October 2024 Changes

Stamp Duty Land Tax (SDLT) surcharge for additional properties has increased from 3% to 5%. This has to be applied in conveyancing workflows

To update the Conveyancing workflows to align with the update, please follow the steps below:

Add a new lookup table to the purchase workflow

  1. Access the Purchase Workflow in Procedure File Maintenance within the administrator's desktop.

  2. Navigate to Setup, click Lookups and then click New.

  3. Add the following Lookup Table :

    • Generate Code: A unique code will be automatically created

    • Description: Add a description that includes the date of changes for clarity.

    • Tick Boxes: Ensure all necessary tick boxes are selected.

    • Bands and Percentage: Enter SDLT Bands and % values at the bottom of the screen (add each Band one at a time).

  4. Click Apply/OK to save the Lookup Table.

  5. Click Close.

Add the lookup table to the workflow where needed

To add the lookup table to the workflow where needed, follow the steps below:

  1. Select the Step you want to add the Lookup Table to.
    ​Note: This could be a different step in your Workflow.

2. Click the Add Lookup Button.

3. For the Table Code, add the Lookup Table that you created in the steps above.

4. The Lookup Question is the question that you want to add the answer to when the system has β€˜looked’ up the SDLT Fee from the relevant table.

πŸ€“Tip: This could have a different code in your Workflow. It needs to be the Money Question Labelled SDLT which can be searched for in the Question Library (Setup – Questions - … - Type SDLT and Click the Search button DO NOT PRESS ENTER). Untick Create Lookup to have the option to select a question that already exists.

5. Enter the Description to be the same as the Lookup Table name so it is clear as there are multiple Lookup Tables.

6. Question to base the lookup on is β€˜Purchase price of the property’ Code 003.​

7. Click Apply to save the Lookup to the Step.

Condition the lookup table to ensure it is only used where those SDLT Fee changes apply to a case

Select the Lookup Table added above and select Conditions rather than Properties in the bottom left corner of the screen.

πŸ“ŒNote: The following conditions are a basic example. Your charts may have elements that require different/more conditions set on the Lookup Table to work in the correct circumstances. You may also find you have different phrased questions/question codes.

Conditions added:

  1. Is client exempt from SDLT? – NO

  2. Property Buy to Let or 2nd Home – YES

  3. Are you acting for a Corporate Body? – No

  4. Is Completion before 31/03/2025?

  5. To add a condition:

    1. Add – Question – Select Question from the drop down menu and – Select Condition from the drop down menu – Apply

    2. Multiple Conditions can be added to a step but you must be careful that they do not contradict each other.

    3. Is Completion before 31/03/2025?

    4. Add this question to the Question Library

    5. Set up – Questions – New – Fill in the details in the screenshot below – Apply/OK

    6. Add this Question to the Calculate Fees Step or the relevant step in your Workflow.

    7. Click on the Step and click the Question button on the top right of the screen.

    8. Enter the question code.

    9. Click Apply.

πŸ€“Tip: This question will now be answered alongside other information-gathering questions that to filter which Lookup Tables are used in different circumstances to calculate various fees.
